@Stephanie Luciano This would be an owner occupied loan product only, if the property won't be occupied then 25% down payment is required.  This will allow 4plex purchase up to $1.5M range...high balance loans will still require higher down payments.

Do you know how long you would have to occupy for before being able to move out?

@Viktor S. - if you're looking for a 3-family in that price range I would focus in on the gateway municipalities.

What would you consider some gateway municipalities in Eastern MA?

Greetings,

I’ve been looking daily and analyzing deals that seem worth while when they arise in the greater Boston area. My price range is $500,000-$600,000 and am specifically looking for 3 families.

The issues I am struggling with is not knowing which towns and cities to look at. I understand that the right property will come with time but if anyone can help with suggestions as to where to look, I would appreciate it!

Thanks in advance and for taking time to help!

Any thoughts on areas that are outside of Boston that are doable for this strategy? For example a 3 family between 500K-600K. Preferably not in a bigger city.

Thank you! That is great information. It's interesting that 2/3 of multi-families are not being sold on the MLS and I will definitely start using deed recordings as a tool to see how people are selling their properties. Any tips on navigating the deeds records website and how to access specific information like the one you mentioned?

Greetings,

I am fairly new the real estate world and am looking to invest in multi-family. Specifically, I am looking for a multi-family home with 3-4 units in the eastern part of the state. Worcester is as far as my search has gone. I have been looking into certain towns like Attleboro, Stoughton, Canton, Bridgewater, Worcester, Brockton. I am here to ask for any suggestions on other locations/towns to add to my list while searching.

If anyone has any suggestions on areas that are worth looking into I would greatly appreciate it. Feel free to message me. Thanks in advance!

Hello,

My name is Viktor and I'm new the forum. I come today to ask about buying multi-family (non-commercial) in the Worcester area. I have been searching in multiple towns in Massachusetts, mostly in the eastern side of the state. (Greater Boston, South Shore). I recently started looking into Worcester and some of the deals I have assessed have made sense in regard to ROI and cash flow.

What I am not familiar with is the Worcester area. I understand it is a diverse population but I am wondering if anyone who has experience in the Worcester area can help me get on a more specific path in regards to what neighborhoods to stay away from and which would make a good multi-family investment. Which neighborhoods would bring in good tenants and which neighborhoods would you not want to live / buy in?

Thanks for taking the time to read this and I look forward to any responses!
