3 family in Worcester

Hello,

My name is Viktor and I'm new the forum. I come today to ask about buying multi-family (non-commercial) in the Worcester area. I have been searching in multiple towns in Massachusetts, mostly in the eastern side of the state. (Greater Boston, South Shore). I recently started looking into Worcester and some of the deals I have assessed have made sense in regard to ROI and cash flow.

What I am not familiar with is the Worcester area. I understand it is a diverse population but I am wondering if anyone who has experience in the Worcester area can help me get on a more specific path in regards to what neighborhoods to stay away from and which would make a good multi-family investment. Which neighborhoods would bring in good tenants and which neighborhoods would you not want to live / buy in?
