@Johnathan Norman : Thanks for those Seattle analogies  :)- totally helps to size-up things! I agree, income/cash-flow is the key factor for me as well and the B-/C type areas totally help realize that goal.  I will look into the other areas you mentioned as well to gauge what is out there. Thanks!

@Kristopher Hanks : agree with you and Johnathan- getting out their and seeing things is absolutely important- that's what I plan to do soon :)

Johnathan Norman Thanks a lot for sharing your first hand experience. I started researching the Cleveland market a couple of weeks ago and been looking at listings in that area - very helpful so far. But looks like Parma is one of the better (updated?) cities around there- what are your thoughts about it? Also is there like some way to classify A/B/C type neighborhoods around there - something which would help identify pockets that are good to focus on ? Also, looks like you are local here in Seattle- would you like to meet up for coffee and chat?

Marc Hanson Hey Marc I am an out of state investor from Seattle WA and was looking at SFH investment opportunities in Parma OH. I noticed on the thread that you recently signed your papers for acquiring one. (Congrats!) .I am very interested to learn your experiences and your learnings you gathered about neighborhoods over there and expected quality of tenants. I have a couple properties in sight which I am thinking about in Parma but still unsure about pulling the trigger on offers etc. would you be able to spare a few mins to chat with me on phone so I can get some first hand info :)..

Strongly recommend James who represents loyaltydrainsandsewers.com . He did a fabulous job for replacing a corroded water heater connector pipe. Very honest and punctual. I hired him for thumbtack and have a review posted for him there as well.
