Hello All,

Say I was able to find the email address of an absentee owner, would it be advisable to reach out to them directly via email?

On the plus side, I know that I'll reach them almost instantly. The perception of desperation, failure to acknowledge personal space etc. could be some of the negatives of such an approach. 

Nonetheless, I am curious to know if anyone has done this before, and what were the ramifications of such an act? Also, am I violating any law from a legal perspective?

Thanks for your response @Jeff Greenberg. The line items are as follow: 

Gross Rent - 190K; Loss/Gain to Lease - 17K; Vacancy - 14K; Bad Debt - 7K; Concessions - 2500; Other Income - 21K; Total Income - 205K; Total Expenses - 126K.

I am analyzing a deal and I see the Gain/Loss Line item on the CF statement - it's a positive value - so severely inflates my Potential Gross Income. My questions are:

-Kindly explain in layman term the implication/meaning of this line item (I understand it's the mock-up to market rental value)

-Should this line item be included in the income prospects of the property?

This line item value ($17K) changes my justified investment value by over 200K

Hello BP Community!

I am a newbie investor from Ithaca, NY. I am currently pursuing my MBA at Cornell and just recently discovered RE. The adrenaline rush from RE is exciting, and I can't wait to have a skin in the game. Thanks to all of you for the various posts, blogs, comments, podcasts, etc. I am like a sponge at the moment, absorbing as much knowledge as possible.
