I like it. Their app keeps track of the process right in front of your finger tips. Right now we have an in house agent whom we work with on acquisition to streamline the process.

if you are looking for cap rate, please dont look at Los Angeles. There will always be higher cap rate in other cities and out of states. The city is mainly for value add, development, and/or long term hold.

Use discounted cash-flow model to run 2 scenarios then you could compare the net present value for both. The one that yields higher will be your answer.
