I have a homeowner whose house burned down. It's likely a teardown. He currently has a mortgage in place, and is going to be getting a check from his insurance company. If I wanted to wholesale the land to another investor, how do I determine the value of the land in order to wholesale it? Also what happens to the existing mortgage? Does the insurance company pay off the bank?

I have a property with a mortgage and a judgement attached to it. I want to take over the mortgage sub2, and negotiate on the judgement. The problem is the first is in pre-foreclosure with 3 weeks left before the sale.

- Do I start the process of negotiating on the judgement?
- How does this work if the sale is a couple of days away and the I'm still negotiating on the judgement. Do I still take over first sub2?
- Is it possible that the second refuses to take a discount after realizing I've taken over the first? How should I approach this?

@Brad Hammond How would I determine the value? Would I still be using residential home comps?

I'm not very familiar with zoning or how it works. I've got a seller who wants to sell a residential house with office/institutional zoning. Is this something I can wholesale? There aren't really comps for this. How do I determine what it's worth? Is there a specific sort of end-buyer I could market this too?

I've got a homeowner who's in pre-foreclosure but doesn't want to sell because he has nowhere to go.
He's 73 and on social security. Since he doesn't want to sell, I want to at least point him in the right direction. What are his options? Here are a few I can think of:

- File for bankruptcy to delay a foreclosure
- Talk to bank about covid related forbearance. 

What would y'all recommend?
