HOW MUCG OF A DOWN PAYMENT SHOULD I OFFER A SELLER ON THE PROPERTY FOR L/O AND WHEN WOULD I HAVE TO PROVIDE THAT TO THEM. WHAT IS THE QUICKEST WAY TO FIND A TENANT BUYER AND HOW LONG DO I HAVE AFTER GETTING THE AGREEMENT SIGNED WITH THE SELLER TO FIND A TB FOR THE PROPERTY. DO THESE DEALS GO QUICKLY OR WILL I HAVE A TIME FINDING SOMEONE WITH THE MONEY TO PAY THE DOWNPAYMENT FOR MY SELLER AND FOR ME TO GET MY FEE? ANY ADVICE WILL HELP. BEEN STUDYING BUT THESES FEW QUESTIONS HAVE ME STUCK A LITTLE. THANKS IN ADVANCE.

Deal is ready to close only being interrupted by not able to locate owner of the entity 50% belongs to it 50% owned by lady I have property under paperwork with. Attorney working on the sellers end cant locate the registered agent so said something about pushing it through the judicial system to convey 100% ownership over to the lady I have the contract with. Thing is contract between me and seller and assignment contract with me and buyer is up in Aug. Cant they speed it up as I know this has to be a common issue of owners not being located. Should I stay on the closing attorney to keep the pace or prepare to extend contracts or worse?

HOW WOULD IT GO IF I SIGN A NCND WITH A WHOLESALER IN ANOTHER STATE ALONG WITH A ASSIGNMENT FEE BECAUSE THEY HAVE THE DEALS BUT I KNOW OTHER WHOLESALERS IN OTHER STATES WITH THE BUYERS WHO WANT ME TO SIGN THE SAME THING. HOW COULD I ADD MY OWN PRICE AND GET ENOUGH OF THE SPREAD FOR MYSELF DUE TO SPLITTING ON BOTH ENDS? I HOPE MY QUESTION IS UNDERSTOOD

I decided 6 pm would be the cutoff time for me. I figured to be respectful of ones time but at the same time if they're motivated the will entertain the call anyway. Thanks for the advice.

What Va state approved contracts are good for wholesaling, and if I am wholesaling out of state, which contract could I use. Please just point me in the direction.

How late is to late to cold call sellers to find motivated sellers? I figured about 9-10pm was a good cut off point, but maybe I'm just that motivated.
