Will cash buyers get right back to you after you market your deal to them if they are interested or are they just doing their homework on the neighborhood and property before they're response.? Or am I just highly anticipated? Lol

If you're wanting to wholesale REOs, you're going to have a tough time. The banks are going to want proof of funds from you, or a pre-approval letter if it's going to be financed, and they likely won't allow the contract to be assigned.
