Thank you Steve Morris. I also felt that when the deal is done it’s done.  I dont want to be ‘married’ to these people.

A buyer wants me as seller to set up an escrow account for after purchase that would last for 4 yrs and cover unpaid base rent or CAM if any tenant vacates before the end of their lease. I’ve never heard of this nor do I think it’s reasonable. Have others heard of this? Done this? Thanks for your input!

Cindy, i also forgot to mention that Santa Fe is the state capital so there are a lot of government jobs here. BUT Santa Fe is expensive, and due to apartment/rental housing shortages, rents are on the high side. Several bigger apartment complexes are being built so that may ease the market for renters a bit. Many people commute from Albuquerque where housing is cheaper. 

Pondering Colorado Springs and Phoenix, I’d go with CO Springs for weather. Phoenix is just too dang hot!! But if you aren't living there, or you don't mind the heat, Phoenix sounds like a booming market from what I’ve heard.

Cindy I don't do fix and flip so cant really speak to that. The inventory seems low at the moment so things are moving quickly when they come on the market if they are a good deal. I am in multi family rentals. I keep an eye on some single family units, but i haven't purchased any to rent. Santa Fe has been hit hard economically since it is a big tourist destination. Shortfalls for local and state budgets abound. If Santa Fe can diversify its economy, the 10 yr outlook would be better. The film industry is getting bigger in the state, though since that is currently shuttered due to the virus, hard to say if that will come back as strong as it was. Are you thinking of moving here or investing from afar?  Victoria

Here’s my two cents......i live outside Santa Fe NM. Love it here. Tons of open space and room to roam. The perfect balance of 4 seasons for me, and it isn't humid. Rental market is very tight here. More apartments are in the works but it will take a while to fill the need. It’s expensive. Not great public schools. Business is based much on tourism, and it’s the state capital so lots of government workers. I don't have children so schools aren't a concern. There is so much going on here culturally for the size of the town. Diverse ethnic groups. Albuquerque is the big city in the state, but it’s too big for me and too hot. I dont think the public schools there are stellar either. I hate to say that, but I wouldn’t want to give you bad advice. 

I grew up in San Antonio, and it was a wonderful place to grow up, but now it is really big and sprawling. The traffic is much worse, and there seems to be a lot of road rage there. I think you can google which towns have the worst road rage in the US. It’s very hot and humid!

I lived in Austin for 7 yrs from 1982-89 finished undergrad and stayed on. It was a gorgeous place to live!!! I could get across town in 10 minutes at 4:45pm. NO more!! Traffic is terrible. Too many people. No parking. The infrastructure hasn't kept up with the growth. A friend lives just south of the river, and it can take her 45 minutes to go less than 2 miles from work to home. If any of the people i know who live there sold there homes, they couldn't afford to buy something else. Prices ridiculous. 

Arizona is gorgeous. I couldn't handle the heat in the south, and I’m not interested in big cities.

I love where I am, and I wouldn’t want to be anywhere else. But being in my late 50s, I’m in a different place in my life than you are.

Daniel there are a lot of furnished units on the market right now due to Airbnb being shut down.
