I have a spreadsheet I downloaded off a wholesaling group I am in. I want to be as accurate as possible on my repair prices. If a contractor or someone who knows a lot about repairing houses and prices could look over it, it would me VERY much appreciated. I am in Mobile, Alabama. Im sure location takes part in pricing. So there is a mobile home for sale. The owner is getting foreclosed on and wants 20k for it, its listed on MLS. Zillow estimates the arv at 60k. I really want this for a rental. I originally wanted my first step in real estate to be wholesaling, but this caught my eye. How can I get a loan for this property with poor credit and the ability to only give around %10 down and no track records of investments. Is there a way? If there isn't, I will probably try to wholesale it. If someone could PLEASE point me towards the right direction, I would be very thankful.

I got my first list of 300 addresses. I work two jobs Monday- Friday and sometimes Saturday 6am-8:30am. If I get a call I will not be able to answer it. How would yall go about this? I plan on sending postcards, if you have a better idea please do tell, thanks.
