@Jayson Angeli what are the issues you are having?

Depending on what it is this could be tenant misuse or abuse and they could be charged for it.

Once the get charged you will see the difference in how many times you have to come out to fix this problems since they will take better care of things

As Leah said, I use Zillow as well is free and gives you multiple sites and exposure it also has a new feature were you can use their website to send them an application and they will pay for it online and you will be able to review all attached paperwork and credit report. They even have an app zillow rental manager

Your state should also have a free government website to check public record specially for recent evictions that may not show up yet.

@Adam F. You can always ask for bank statements to show some proof of income, just an Idea to proof he can pay for the place.

@Stephanie Sicard. Is completely up to you and whatever makes it easy and comfortable.

I have use both, I like some of the programs since you can store receipt and other things digitally instead of worrying were you put the file.

There is a lot of free ones out there you can try and help you find out what you like!

@Brad Taylor, I prefer the smart key from quickset for individual units since it is way easier to change the key that replace the whole lock.

I have also used smart locks with fobs or cards for a shared front door they help specially when you are trying to keep unregistered occupants or people away from your properties since we only give the cards to the lease holder and they can be deactivated if they move out or lost.
