@Sofiya Cherni is better if you are letting them know why they are getting kicked out it will come up anyway if you have to go to court if they refuse to leave. Does your lease states anything about having unregistered occupants?

Depending on your local judges sometimes it is hard to evict someone from having unregistered occupants just keep all your documents you sent to them it will show that you try giving them a chance to fix the problem and they refuse and that will be non compliance as well that should help you a lot in case you go to court.

@Aviv Berkovitch. What i seen is that you can still file eviction for non payment of rent, the judge will hear you case I understand they have certain instructions at this time with new CDC mandate as far as I know they will have to prove something to the judge in order not to get put out.

I know there is some paperwork the tenant can fill out in order to protect them from the eviction

I just filed one for one of my properties the hearing is next week we will see what happens.

@Voula Dikeakos you are obligated to fix them all specially since they already gave you notice.

I understand it’s frustrating that the tenant is not paying and are being difficult to get out.

Keep in mind that even once you evicted this tenant and not longer in the property code enforcement will not leave you alone until is fixed save yourself some legal problems down the road and get it fixed.

@Travers Xanthos try to get screen shots and pictures of all the postings you can find on FB with your property being offer for sell find similar post to determine a value other that what he/she sold them for make sure you print all your pictures before you go to court since judges will not loom at your phone

Take the pictures of before just to prove they were yours at move in.

@Brandon Malone not sure what the state laws are were you are or if you are in a position that you are having to fill out that form.

We are lucky that is up to me as a landlord if i choose to accept 3rd party payments or not.

@Lee Perry you can still file for eviction it is up to the tenant to prove they will be homeless at the hearing a lot of the decisions will be pretty much made by the judge. You are going to have to get creative on how you may ask some questions in court Im not an attorney or giving you legal advice on what to do if you do not feel that comfortable representing yourself I would suggest you hire and attorney

@Brandon Malone are you already on a lease with them?

You should be able to keep any copies of paperwork you will filled outIm not sure what other sensitive personal information that paperwork will have since they put the Social security number, dob and all other information the rental application.

If you are not on lease i would be looking for a new applicant.
