I have a condo rental on the 1st floor and my tenant informed me that the ceiling of the patio needs repair. Does that fall under my responsibility or the unit upstairs?

Thank you

Hi,

I'm new to BP and first of all, thank you for reading this post. I am planning to do a renovation to my existing primary residence which will add an additional room to the location + some spaces will get moved around. The rough cost is about 250K and I'm not sure what is my best option to borrow.  There are so many programs out there and all of them sound just about the same (of course, there're fine prints that I didn't drill down to the nitty-gritty). Any insight into my situation would be greatly appreciated.

Here are the details:

Your goals and story:  Want to do a reno/addition to the current primary residence

Type of property: Single family home

Location of property: Alameda County, CA

Purpose of financing: Reno / Construction

Type of financing sought: Not sure

Current or prior ownership of real estate: none

Occupancy: owner-occupied

Value of property at present and/or your offer price: $1m

After repair value: $ 1.2m

Anticipated or actual appraisal issues: No

Fair market rents per month: $ n/a

Down payment or equity: 100% equity

Source of down payment funds, if applicable: n/a

Income Source: Salaried/hourly W2

Gross monthly income (optional): $

Monthly debt obligations appearing on credit report, plus (if applicable) personal rent and alimony/child support/etc: $ 1000

FICO: Excellent

Credit issues: N/A

I have been to this country many times and really like it. Not sure about the political climate there. What are your thoughts in purchasing an apartment / condo. I know Taipei is crazy when it comes to housing, anyone else been to Taichung? Appreciate your feedback / advise.

@Neal Collins hi Neal, sure..Iets connect ! Would love to work with other companies as well. Please PM me
@Mary Mitchell Thank you
@Mary Mitchell thank you Mary for the insight, lowered the price and it got traffic and applications immediately. Newbie here, really appreciated your advice.

Hi all, my agent told me there's an applicant who's 'well qualified' for this rental but then, I just found out that I CAN'T view their background/references/ application until they move into the unit and then I'll have their info. Is it true that property management company cannot release the applicant(s) info until they are moved in? Just thinking about it, so they are making the decision for me who is living in my property?

Do you have excellent pictures of your listing? also, it is a hard time to rent....  I try never to have a vacancy at this time of year....

If you want to get creative, you can offer half off second months rent or similar discount....

But check craigslist and see what your competition is.....    also, are you getting any calls at all?  Where do you have it listed?

I think the pictures are pretty good. Will consider that strategy to be half off second-month option, never thought of that.  I actually have an agent to help me to find tenants but no news from her either of any applications. She told me the listing is blasted out to 40+ real estate and corporate housing sites. I guess I just have to wait it out till the end of the year. Thank you again.

@ Mathew Wray Thanks Mathew, my unit is a new construction and totally make sense that it needs to come down a bit in order to compete. I was a little bit ambitious at the beginning. I guess I'll have to hang tight a little bit more and hopefully, it'll rent out by January? yikes!
