@Michele Velazquez the extra $50/month could be off putting. When I clicked on the Zillow listing the AC is blank. If I'm going thru a lot of listings I'd skip any that weren't easy to know if air conditioning is central. Have the PM take a moment and click YES for AC.

@Terra Ternet I use Furnished Finder and Key Check (through Furnished Finder) for advertising my property and creating leases. The leases are electronically signed, too. If you go on Furnished Finder you can put in your city and see what is available and for how much. Unlike Airbnb, the traveling professionals don't usually need more beds - which equal more money to the landlord. They need quiet, kitchens, laundry, dark bedrooms and proximity to work. Pet friendly is a plus. There are medium term rental videos on YouTube.

@Guisselle Martinez propstream is a website where you can get data. There's a lot of filters. I used it a couple of years ago.

@Salvatore D'Agostino are you in danger of losing the STR because the city is making new regulations that will shut down STRs?

@Dany Kao Furnished Finder caters mostly to traveling nurses. They are looking for smaller houses generally although some are bringing family with them and need a bigger house. The price of your house looks high. Nurses complain that they are not making pandemic pay anymore. We bought a 2 bedroom and have been renting it out consistently but we only seem to be able to keep it occupied at a certain price point.

Have you counted the cost of a turnover? Deep cleaning, cleaning or replacing carpet, fixing the walls and painting them, etc?

@Chris Kendrick congrats on your rental property! We have a property manager for our out of state rental. He knows the laws and proper ways of managing in Alabama. He has a legal lease that protects us as the owners from problems and follows all the laws. When you self manage you can make very costly mistakes... like not having proper criteria for finding a good tenant or not knowing how to legally handle difficult situations. But you can certainly learn!

@Adam York since you aren't far from a hospital, you can look into devoting a unit or two to Medium Term Rentals for traveling nurses or other professionals. The units would have to be furnished and you'd pay the utilities too. You can check furnishedfinder.com to see what the going rents are in the area and call the local hospitals to see if they hire traveling nurses.

@Wendy S. Being stuck outside is a lonely life for a dog. It seems cruel. They are pack animals and need companionship. If the dog can't be inside with its owner then don't lease to a person with a pet.

@Tina Lee you have a contract/lease. I was told somewhere that it is bilateral. It should outline your obligations as a Landlord. It says what is considered late and what happens. You must follow through when someone is late beyond the 5th of the month. That means that you should of sent the notice to pay or quit, then if required, notice to evict. When you don't follow the lease, you nullify the lease - potentially a problem in tenant friendly states. Am I wrong?
