@Kash Johnson I recently learned that a living trust passes on the property on to the beneficiaries and the capital gains resets. Like for example the property was bought at $50,000 30 years ago and is now worth $500,000. If someone is added to the title then they get hit with $450,000 in capital gains if they sell it. If it passes through a living trust and the beneficiary sells it, no capital gains. I don't know if I explained it well, but an estate planning attorney will.

@Brad Gibson I'm new to MTR myself and it looks like they can't afford the more expensive places like yours. It doesn't matter how nice it is, they just aren't making pandemic dollars anymore. They want a nice clean place with laundry and no drama. They aren't on vacation so all the excellent things about high end listings aren't high on their lists.

Also, not all hospitals hire travel nurses. Did you call the hospitals near you to find out if they do hire travel nurses? They might be able to inform you of the stipend they get. If the stipend is 2k, then that would explain why you are having trouble.

Hi Vicky - I did consider using Furnished Finder but we didn't have a good experience with them with another STR we have in a different region. We are in a perfect spot between the VA Hospital and Cheyenne Regional - 5 minute drive to each. Have you had a good experience with FF? I would love to know more. Thank you for the feedback!


 I've had a good experience on FF. I keep my deposit and cleaning fee on the lower side so getting into my house is easier for travelers. FF also has a new electronic lease wizard for easy signing by everybody. So far, so good - the house is booked until next year.

I only use FF for my 1 MTR. I am booked for the year. I also use their lease/electronic signing tool. FF wouldn't be good for STR, I think, but with MTRs I save on fees associated with Airbnb. I cater to traveling nurses but my next traveler is not a nurse. He's there for a 6 month work stint.

@Andres Murillo I thought there were tax implications if you stay for more than 14 days in a rental you own, but that's for LTR. Since STR is a business, maybe that's different?

@Nicholas Mangiafico I used overstock.com, thrift stores, and Facebook marketplace. And I bought a small dining table on Amazon. I bought the mattresses and loveseat from zinus.com.

@Cody Thayer maybe if you rent it by the room to college students you'll make more money. Furnished or partially furnished, utilities included. I recently started renting to traveling nurses on Furnished Finder, so that's another route if you are near hospitals and the neighborhood is quiet enough.

@Fernando Enrile there's a lot to think about. I just saw a headline that the Federal Reserve is going to cause unemployment, so how are those people going to pay their rent? If our government is causing economic problems we have to be very careful. Lots to consider these days, but I'm no expert.
