Thank you so much for sharing. I have been researching and preparing to invest for about 3 years. My husband and I are finally ready. We also live in Vegas and we really wanted to house hack a multifamily property but our choices are limited here. Now we are looking out of state. Congrats!and thanks for the motivation of just taking action!.

Congrats! On your first deal. I'm trying to get into the investing I just need to do it. I would love to house hack but I love my house. It seems like house hacking is the best way to get into investing. Good luck on building your empire.

@Greg S. our current house rents for about 1,200. Mortage is 700 and Hoa fees are 46.00 for only 4 months. I am going to run the numbers to double check.

@Penny Clark Thank you so much for the advice! Most of the items that need to be repair we already did when we brought the house. The main thing we need to fix is the air conditioner unit.

Need some advice on getting a property ready for a tenant. We currently live in our house and we are going to use a cash out refinance to buy another property and rent our house out. How well do you fix up the house? For example a backyard we have a huge background but it just dirt. We have so much work to do with the house any advice will help.

@Omar Merced Since the Raiders are coming to Vegas how soon do you think the market will increase? I am new to real estate investing and right now we are saving up money to make our first deal but we might need to move up our timeline.

I already have a 4 bedroom 2 bathrooms house that we want to do a cash out refinance and rent out and buy another property. What are the expectations of what a house should look like to rent out? Does everything need to be completely perfect? For example we have a huge backyard that is just dirt. Do we need to get it landscape? Any advice will help thanks.

I will start by gathering information from the podcasts and reading books. I am too just starting out and from what I gather it will best for you to start working on a down payment for a FHA loan and make sure your credit score is decent. I would house hack until you have enough savings to expand.
