i have two flip  projects meed to start asap, but unable  to a solid contractor to help. i had a bad experiance last year with a contractor delaying my work.   most of them look busy pr quoting me a very high price.  thanks in advance.

I read a lot of BP investors only target out of state sellers. however in my area, almost all the sellers living in the same town or within 30 minutes drive to their properties. Does it make it harder to buy from them? I pulled the list of sellers with county tax valuation half of the current market value and properties bought before year 2002, absentee owners. some of the ideas i got from the posts with Dev Horn, and Michael Q.

I found a list a properties which the owner is not occupying the property from the city and have been doing some research on direct mailing to absentee owners.

However I don't have a lot of confidence to begin mailing the letters, post cards, I see a lot of owners living within the city or the adjacent city of my targeted properties which they can easily ask a realtor to sell their properties and why would they sell the properties to me with a discount?

Anyone know the effectiveness for getting responses and deals? any guidence would be appreciate.

do indirect laborers from the contractor have to meet the 60 days requirement along with 20 days preliminary notice to the owner for filing a valid lien?

it's with full size windows, I don't know what kind of wall is that due to it covered with Sheetrock .

Roy, half of the unit is below ground walking down about 6 steps stairs from the side of the building. What inspection need to be done? And how can I make sure it's a legal structure? The tenant said there no water intrusion. How can I know if the foundation was underpinned? I plan to check the bulidiong permit history of the house on Monday

I am buying a property which is a duplex with the bottom unit half below the ground level. the property was built in 1901. I am worried about if this is a big issue for fixing it up to resell? and what structural or other issues I need to aware of?

"If you are the buyer getting a mortgage on the property your lender will make sure title is clear and request those items be removed or corrected by a title supplement. If you are paying cash just ask your escrow to have title remove those items same as a lender would. Just request it. Any further questions you can talk to the title officer they are usually very helpfull."

Ed, I was curious about it too. I was getting mortgage for my properties, so the lender was helping to deal with it. You meant the escrow company has to send a new prelimary report showing all the exception/exclusion items removed?

Karen, I found your comments very closed to the attorneys. I met with the attorney today to discuss the issue. I found it might be hard to have the contractor o sign the lien release. Any good advise of how to have him sign?

Also do you suggest to have the contractor board to get involve while planing to fire him?
