@Ryan Thomas run ads on facebook (everyones on facebook) than use that 10 hours driving for dollars and door knocking properties, sending out yellow letters to those properties as well.

@Matt Faircloth start with looking at networking groups in the area .. im super big on networking with people its more than half of real estate investing ... then start looking at the area and learning the market ... best of luck to you man and if you need help looking for a network group lmk man i might have some folks where your headed !

@Jack D Falkner i never used skip trace (im to cheap for it lol) but i hear they give all the information you need for the property your tracing , what i do is look at whos paying the taxes on the property because somebody paying it

@Roberto Diaz Whats up man ? first , cheers to your journey in real estate investing !

I know you said you wanted to do multifamily properties are you doing wholesale? fix and flip ? buy and hold type thing? 

Your parents home what do you plan to do with it ? fix and flip ? buy and hold ?

that 1k you saving ? use it for marketing thats where i would focus a lot of money towards. also try to invest in your area before branching out to other states.

@Trenton Keys as long as you have the property under contract? it stops both the end buyer and the seller from cutting you out of the deals ...

@Kevin Evans i drive for dollars out where im at as well. Just some tips i wanted to share hopefully they help you out. 1.driving is alot easier if you have someone in the car with you 2.Get out and knock on the door when you find a property you like & leave your contact information 3.record the details of the property what it looked like why you picked it stuff like that.
