The BP Meetup is completely free and there are never any pitches. It's just a place to meet up with like-minded RE investors. We hold it every first Thursday of the month at The Huddle up off of Fort Union Blvd.

My business partner and I are wholesalers from out of state looking to break into the Philly market. We have recently launched a direct mail campaign and the calls are coming in! One house is in the Kensington/West Kensington neighborhoods of Philly near E. Clearfield St.

What is this area like; e.g., is it an up-and-coming area, crime high/low, investors looking to buy in this area b/c not much money needs to be put into rehab but can still demand a decent rent, etc.

Looking to expand my market reach in wholesaling by going out of state. How do I research beforehand with a different market to find out if it is more viable for wholesaling than my current one? 

What are some specific metrics that you look for to determine whether or not it's worth investing in marketing to find wholesale deals in this out-of-state market? 

All thoughts would be greatly appreciated!
