Accessible neighborhood to 63rd st trolley, and lancaster Ave/overbrook station. 

BIG house with lovely architectural details, great bones and many new upgrades with mechanicals and 2 car garage. was occupied, so not much work here but cosmetics

Thanks Zachary, I did just find out that despite having "lease or rent" in notes of the MLS that there needs to be a separate listing for rent. Your advice is appreciated!

Do you know any relo companies that would be in charge of placing an executive/employees and or athletes?

Congrats on your plan Josh, but keep your day job while you work out the kinks with a few flips in your business plan, because there will be kinks, as you have already discovered with the auction.

We like singles in the Tampa and Orlando markets, and St Pete can be a fantastic place for BRRRR.

I get down there regularly and can recommend 2 investor minded realtors in Tampa,  2 Local REIAs for well run and well attended events, and which wholesalers to steer clear of!

We have a niche property In suburban Philadelphia that needs a lease/renter before it can be refinanced. Its 1800 sf 3/2 historic farmhouse.

Anyone know a corporate relocation company to reach out to, or source for high profile athletes moving into the philadelphia area?  The location is in a highly desirable neighborhood, private road, great school district that would attract those seeking an upscale home. Its going to be filmed this week for a commercial production, visually appealing in many ways.  Thanks ALL!

Tampa Orlando and Pensacola are considered good but competitive markets, Stay near universities too ...univ of Tampa and Fsu and FCU all good for student rentals

Our tenants are able to bring up to 2 pets with a pet rental charge added to the lease. In the properties with newly refinished hardwood floors, we charge $25/ month, and $40 / month for carpeted rentals. This basically covers the necessary replacement of the carpet, padding, & odor remediation when they leave.  We love pets, but some pets ruin floors, chew and claw on doors, and this does take capital expenditures to repair, so the next tenant (who may be allergic) can enjoy their stay.
