I am interested in buying a couple of properties in Buffalo NY (Grand Island). One of them is a duplex for conventional rental income and the other is a 4bd cabin on the lake more as short term rental property. I wanted to work with an expert realtor in Buffalo to close a deal. I need a property manager to take care of these properties.

Anyone experienced in recent purchases or owning short term/long term rentals in Buffalo NY area please share your experience!

I am planning to buy a vacation home in Pensacola, FL. Its a 3 bed 2 bath waterfront home with covered boat dock. Its about 460k. I am looking at this as an vacation home with some positive cash flow. Is it a good investment? Will this property have appreciation in the future?
