Post: Cost segregation company

I was going through the posts in bigger pockets and try to find a good company to do Cost Segregation. There was a company - remote cost seg. Any used them? This is for a Single family home we are using as Short term rental, so we dont want to go with big companies that charge $$$

Hi, I own a few SFH that are into Long term rentals. I am motivated by some of the great content in Bigger pockets on successful short term rentals. I have been looking for profitable locations to buy my first SFH for short term rentals, the prices of real estate has sky rocketed that its hard to find the right location to get decent CAP rate. It would be great to get some inputs from fellow investors who have recent success in finding STR in this crazy market and would help immensely if you could share the experience as well.

I have umbrella policy and property management company to manage my 2 single family homes in Texas. I thought Umbrella policy is sufficient until I read Robert Kiyosaki The Real Book of real estate where he is saying LLC is a must have for rental properties. Just wanted to get experience from investors if LLC is a must have. Not sure if annual tax filing and setup costs are worth it.

I am looking for a good investor friendly property management company to manage my property at Roanoke TX. Any referral on a management company you may have utilized would be greatly appreciated. 

The contract mentions that any repair needs owner approval, but they dont seem to get approvals. Their bills are just so expensive it makes no sense. I have spent about 18k on the property through them in the last 3 months. As most of you have suggested I will send out a formal letter on their breach of contract and try to see if I can escape from these folks!  

I have a one year contract with this property management company. They have been charging me for stuff which I have not asked them to do. I have clearly communicated to them multiple times not to do anything in my property without my written approval. Their charges are crazy high. Like they said they had to check water pressure and charged me $220. Replaced my water heater without my consent which was working perfectly fine. The list goes on.. is there a way to legally get out of the contract?

I got an investment property (a single family home) with my savings in Texas a few months back. The property is now rented out! I got a good deal in the property since it was a all cash transaction and had to be fixed. I have about 35-40k equity in this property. I am contemplating on taking a loan on this property and using that money to invest on another rental. I reached out to a lender who is charging 4.35% APR with 5k in closing costs including 1 point for a 15 year loan. I am doing this for the first time and want to know if I could get better rates or I Should take this!
