I missed the fix and flip heading. A lot of property in that area are rentals so I was thinking that.  You would have to figure out your cost and run the numbers. The mud would concern me. Good luck and Let me know what you decide or if you need any help.

I would not buy it. I'm closing on a turn key duplex this week that I paid $78,200 .  It will rent for about $800 each unit. The numbers don't seem to work.

I just joined myself a couple of weeks ago and should close next week on a duplex. It is my first deal also.

There is a drain pvc pipe leaking at a connection. Instead of fixing it, he put a bucket under it. Sump pump is full. It will need a new pump and there are 6 basement Windows that have been leaking. My plan is to replace every window in the house, fix the pipe and pump. It is unfinished and the humidity is 70%. I had planned on the dehumidifier. 

That RMR-86 looks fantastic. Seller says he wants to take care of it so we will see.

I think it's a scam if you want to know the truth.  He said it was mold or maybe a fungus and they treat all the same.  He just wanted to make a quick $5000

This is a learning experience for me and I think the companies certified to remove mold take advantage of the hype. 

Thanks Richard for RMR 86.  I'll watch the video and make my decision. 

I want your opinion.   The owner is asking $170,000 and as of now I have $62000 in renovation. 

New Roof, New AC/Furnace, 21 new regular windows, 6 new basement windows, 4 new metal doors, 16 x 66 blacktop driveway, new kitchen cabinets, sink, faucet, dishwasher, microwave and stove, new vanities, sinks and toilets in the bathroom, refinish hardwood floors

I'm pretty confident I can get $275,000 for it

This guy is an out of town owner and doesn't seem to have any hurry or care.  He has been working with the agent for two years and still hasn't done anything.  The house has been vacant for 14 years.  He keeps the temperature in the house on at a good temp but there is a few water issues in the basement. I've seen much worse mold so I didn't think it would be that much. 

 It was his grandparents house and he is very attached to it.   I think I'm wasting my time but it is in my neighborhood so I know the area very well.

  • I'm looking for a mold remediation contractor in louisville Ky.  I just got a quote for $5000.  Is that about normal?  They said they would have to scrub every inch of the basement.  I would appreciate any contacts. 

    This my first flip so I don't want to make a big mistake. 

    Any help would be appreciated.

hi Lee,  I was hoping to find some locals on here. I live in the east end also.
