Is this the 1 bedroom plus loft in Sienna Villas that has been on the market for months? Check with the HOA, because you may have restrictions on whether it can be rented out. Unless you intend to live in it. This is one aspect of condos in Santa Clarita that is a deterrent for buying and holding them. My HOA has a one-year waiting period before a unit can be rented out, and there are only so many units they will allow to be rented out as a percentage of the whole complex.

One more thing - you mentioned how to bring up seller financing. Everything I've learned from Brandon Turner and all the other experts points to building a win-win situation. So, in your first meeting, you will get the chance to understand where he is coming from and what problem he is trying to solve. If you can help him with that, and if seller financing helps him with his problem, you'll both win!

This is exciting! No matter what happens, you will learn a lot. Not that I know from experience, but if you do get to the point of checking out the property, the book called ABCs of Real Estate has a detailed outline of what to investigate throughout the entire property, so you don't forget to tally up key details. Good luck!

Hi Eric, I am eager to hear what others have to say about emerging markets as well. It seems like only Josiah has addressed this so far. I am reading the same book by Lindahl and also his book Multifamily Millions. I keep wondering how people search our vast country for emerging markets and whether the cities that repeatedly come up in BP for strong cash flow, and that have job growth and job diversity, are simply sitting in front of me as the answer. I'm in California, and many people here invest out of state. Perhaps not a lot of people go beyond their local markets in general, so the concept of emerging markets is only in mind for people willing to invest from afar or move around the country.

Veitenheimer, if you put this deal into the BP analyzer tool or a spreadsheet that factors in all of the expenses, and specify where you are with cash for the down payment, perhaps you can find people such as myself who may be interested in partnering with you. I would be interested in seeing the fully crunched numbers and which ones are verified vs. estimated. Potential partners are here on BP if you can provide the case for the deal. Feel free to PM me!

I am interested in joining a field trip to the AV as well. I own in Santa Clarita and I love the idea of having properties within driving distance, and I had heard about the aerospace contracts. Definitely promising news for that area.
