Hi Ali, 

The good news is because you have experience there are loan products designed especially for investors that require NO personal income or tax returns. These are business loans that look at the income from the property, and as long as it covers your PITI, your credit score and reserves . You need to find a lender that does the mix use properties. I deal with several, the down size is you will definitely need to come up with 20-30% down with these loans but the terms are very favorable.

Hi Josh, 

Congratulations on your move, love Texas, I have family there. House Hacking is a great way to start, however you do need to live in the property. If you have 20-25% to put down you can certainly use a DSCR loan to buy your first investment property. This type of loan is popular as it does not require any personal income. You buy the property in an Entity, you must have at least 3-6 months or reserves. The better your credit score the better the rate. Hi Greg, 

Sorry to hear about, but not surprising, condos have become a bit more challenging with financing. Going the hard money route also comes with it's own challenges, most lenders I deal with want a minimum loan amount of 100-150k, even for short term rehab loans. There are IO DSCR loans but the property needs to meet the required ratio. Private money may be an option, with those the interest rates are much higher.

Hi Matt, 

House hacking is very popular with beginners. You said you are ready to move on with another one, so are you keeping the current as a rental property? If you are, you can refinance it into a DSCR. Also is you purchase say a duplex and plan to live in one unit you can use the income from the second unit as long as there is a tenant with a 12 month history.
