Hi John, 

DSCR is a great option for investors as it requires no personal income. And investors can have up to 10 of these loans at once. It is by far the most popular with my clients, and the yes PPP you choose will benefit you in which rate you get. Since you are an experienced investor most lenders will go as much as 80% LTV. They use your experience, credit score, reserves and the rental income must cover the PITI. Hope this helps, good luck.

Hi Vince, 

It depends on the program the borrower is using. If this is a conventional loan then all documents pertaining to income,current mortgage and insurance, etc. if it is a DSCR refi you will need much less. 12 months of payment history, 12 months of rental income, insurance, bank statements and whatever else the lender may require.

Hi Shane,

I do investment loans everyday for people and it is really a simply process. If you have a good credit score and a business entity, you can use the equity from for your primary home to make up the difference in down payment. Or you could find a partner to put up the remainder. A DSCR loan requires no personal income documents, it is based on credit, reserve funds and property income. I would also suggest you reach out to someone who has experience in the BRRR method of investing.
