Jon, thanks for the quick response. My bad, he's selling the property that his business is on. His business will not go on, his shop will be torn down for a strip mall. I'm hoping it would be a real estate to real estate transactoin.

He is always asking for retirement fund advice and I research the topic a bit more than he does, so he does ask for thoughts on the subject. Of course, he's done quite well on his own, so it's just some thoughts.

Hi Gang,

My father is retiring and selling his business/property. I'm trying to think of the best ways to 1.protect the income from taxes and 2.create a good investment vehicle for his future retirement. He does have other funds set aside in an IRA (in mutual funds), so I'm hoping to get him to diversify and see the light in real estate. He used to own and manage several 2 family units, but it became to time consuming.

From my years of enjoying and researching this forum, I believe rolling the money into a 1031 exchange would help shield it from the taxes. My thought for an investment would be either 1. buying a nice 2 unit ouright and manage it himself with minimal effort or 2. using it as a down payment on a larger multi unit property and paying a property manager, but hopefully gain a larger monthly return.

I've learned alot from this forum...that's why I'm coming back and picking the brains of the great minds here. Any thoughts or suggestions are appreciated!!

Thanks Brandon, keep up the great work. Dawn, I've turned the management over to a management company because I'll be a few hours away. I'm going to try it out and see how it goes. To be honest...I just need a year or two off from that place for awhile...I've put A LOT of work into it the last few years and I'd like to see how it works as a pure investment vehicle now. The GPA advice is great advice for down the road though, I hadn't thought of that!

Hello BPer's,

I have a unique situation and thought I would ask the intelligent people of BP for advice. I recently finished grad school. Didn't find the job I was exactly looking for (...long story), but I found a good one. It's with the government. I thought I would be starting August 1st, but now I'm not starting until mid October.

My question... How do I learn as much as I can about RE in these next 2 months...and possibly make a little money along the way. Oh yeah...because I've been in school the last two years I don't have a lot of cash to invest with.

So far I've thought about studying for a realtor's license, marketing to start wholesaling, working for a local RE professional.

I plan on reading all I can from BP posts and forums, but I thought I would throw my situation out there to see if anyone else has some different ideas. Thank you much!!

Thank you much Dave and Mehran. Dave, the investment property is in downtown Madison. Takes some money to get down there, but it's rented every year. To college students, so it's a little different game, but I don't think there will ever be a vacancy there.

Hello, my name is Matt. I've actually been following BP for a few years now but I'm hoping to go from "passive" to "active" member. In the last couple years I've bought my first investment property in a college town (owner occupied), managed the property...earned my MBA, and had two little boys. I'm hoping I have a little more time now to devote to investing and to devote to BP.

My goals, at the least.. build a large enough portfolio of buy and holds to assist in retirement. At the most...move full time into REI, managing real estate solutions and hopefully make some money along the way.

This is the best real estate investment site I've found. The blogs provide great information and I learn something new and get motivated from every podcast. Thank you to all the members who share their experiences and to Joshua for creating such a valuable resource.
