I found a duplex I’d like to buy.

20 years ago father and daughter bought the property with both on the deed. In 2001 she did a quit claim deed to father, and he is the only one on the deed now.

Father passed in 2016. She lives at the property but does not own it. She has not paid any taxes or utilities so she behind.

Can buy the property somehow without the property going through probate and giving possession to the daughter. I want to help but I believe probate will take time and money that she doesn’t have.

Bryan, thanks for the thoughts. I'm with you on refinancing and using the VA again, both of those are actually in motion. I did leave many details out but my main goal when I get back is to buy a commercial mutli family property. That will be my first over 2 units so I have a big learning curve. Thanks for your time.

I'm currently deployed with the US Navy to Africa. I currently own 2 duplexes and owner occupy one unit. I've also sold my first 2 unit property that was purchased 10 years ago. I'm debt free and return home in about 6 months. What can I be doing for the next 6 months to bring my investing game to the next level once I get home??

Daniell, I will take that into consideration. Although it does sound a little over my head.

Bob, I will do some more research on MPLs...sounds like a new idea!

Joel, I knew there were a lot of variables when I started the post, but I thought I would try. He is not part of the development, just selling the land. He'll get about a $250,000 lump sum. Contract is already agreed to, just finalizing.
