Thank you for the encouragement @Michael Maloney Jr.! It's refreshing to know my idea isn't out of this world insane. @VaShonda Tanzie Welcome! I just joined this week myself and it's astonishing how much information and generosity this site has to offer. I encourage you to take advantage of the podcasts, webinars and message board, in addition to the unending list of blogs. Members have been wonderful about answering my questions. I too know little to nothing about this business, but am eager to get myself in shape to jump in.

As for your local networking desire, I was just told by another BP member about the Macomb REIA, which is holding a meeting next week. It's free for first-time attendees and apparently consist of a bunch of area investors. It's Wednesday at 6 or 7 p.m. Here's the website: http://reiaofmacomb.com/

I'm totally new to this investing path. I'd say I'm less than a week into taking it seriously and high on inspiration. I want to gather up as much knowledge as possible before making my first investment (likely a duplex house hack funded by an FHA loan).

What real estate investing support groups, events and other informational resources (especially in-person options) are around? I recently learned about REIA of Macomb, which is wonderful to know about. What else is local (greater Detroit area/southeast Michigan)? I'd love to network with locals and build face-to-face relationships in addition to the amazingness that resources like BP have to offer! :)

Is there an ideal time of year to buy a duplex? If so, when and why then?

If I live in one unit of a duplex and rent out the other, will the house insurance be different than if I were living in a single family non-rental? Once I move out of the duplex and it is a full rental property (both units occupied by tenants) will the house insurance change again?

If all home insurance is the same across income properties and non-income properties, awesome. If it isn't, how does it differ?
