Good Morning this is a deal from a driving for dollars property I saw....Anyway, I am trying to do a little research before I contact the owner.  I would like to do a wholesale deal with this property..So...Here are my series of question, I don' t know so I am going to ask. When I get the seller to sign the contract that I plan on assigning to another buyer,  I have to give them copies obviously so I just leave and bring them back?  Can anyone tell me about the Affidavit of something that also has to be filed, and also once I have the signed contract can anyone give me a referral on a title company that does double closings in the Atlanta area....Hopefully this will be my first wholesale deal....I'm tired of sitting in the cheap seats....I MUST get in the game.  Also the repair estimate pricing is just that estimates in my head....Have a GREAT DAY ALL!!!!

Hey Bigger Pockets Gang....Can anyone give me some suggestions on lead generating lists? Looking to launch my direct mail campaign and was seeking to hit some specific targets, Absentee owners etc....Any feedback on what works would be greatly appreciated....Thanks!!

Finally went PRO....YEAH ME!!! Getting ready to do driving for dollars, send some direct mail marketing....I do not have a website (Do i need one now at the beginning)? I strongly believe I do need to at least get some business cards.  THOUGHTS

If I am looking to do only wholesale deals at this time, my target area is hot right now...Why do I need a Dream Team assembled, I mean I know I need a buyers list, and to perhaps talk to a Title Co. I read more things and get more confused as I read them, not specifically on this site. My plan is to do some driving for dollars, and some postcard marketing. Thoughts....THANKS!!!

Good Evening BP fellow investors...I am looking to perhaps put in an offer this week. Do I need to have my LLC in place before or can I add the property (if offer is accepted) later after I purchase the property. Please advise.
