Reach out to Airbnb and explain the situation.  They will help coordinate the transfer of the reservations to your account. As @Karen Chenaille they will not let you take over the previous owners account.

Just returned from VRMA conference and most PM's are experiencing more occupancy than 2019 and much higher rates than prior years as well.  However, not as rich a the market place was in  2021 due to the unique situation  of at home work and kids home from school.

We have been managing and owning nightly rentals in the Branson area since 2005 and know the market and area very well.  We were the largest outside PM company at Jax Creek.  When the internal management company saw our growth and amount of bookings we had for our owners in Jax Creek they removed us from the allowed management companys.  Since then they have blocked other PM company's too - after the  owner Jay's passing.  The owners that had to leave us one of them sold and the other is certainly missing us.   Ask the management fees and to look at owner statements.  You may also want to talk to other existing Jax Creek owners for more details.

Location Location Location is extremely important. This will determine also who your target market is. The demand in our Branson market for what type of property guests are looking for has changed over the past few years. We have been in the VR/STR market for over 15 years in the Branson area. Your size and area will determine what type of guest you will need to focus on.

I think you should first quantify what type of investment you want to make: Single family, STR, Multi, Commerical? Also, what is your budget. Once you identify these then you can search market places to see what type of return and cap rates you can find. In our area for example we are experiencing 10% cap rates on many STR.

I have used Proper Insurance as well as CBIZ.  Although their rates have gone up a lot.  With the increase I found a local insurance agent that could write the policies for us.

I would make sure this system is scalable.   Very difficult to move properties to a new platform once you are up and running with numerous properties.
