About a year and half ago I attended a conference where we met up with AIRDNA. I reviewed their data with them for our area. They were showing the top property manager as someone who owns timeshares in other states and has nothing to do with our area. AIRDNA did not have our data despise we are the one or one of the largest PMs in our area managing over 200 properties.   After that meeting they manual started adding our data as I saw it populate during the conference.

 Yes we are a VR PM in the Branson Area since 2005 now managing over 240 properties. We were sold out at least one of the days this weekend for all of our properties.   Branson was very busy this weekend!

Look at Rocky Shores contact is Cole at Foggy River Realty.  Another location is Summer Bay listing agent is Dan Boone of KW.   Dan is also listing a new development called Wilderness Mountain( most of these properties are large).  Also Charlie Gerkin for development of Briarwood on Taneycomo.   Look up his name and you can get his contact details.  I will be attending the VRMA conference in Los Angeles first part of May.  Hope this information helps.

The $50k to $75k is for properties with current values around $400 to $500 without lake views and lack of amenities.  For those properties that have sold for the higher price range that are in the newer developments with more amenities we are bringing well over $100k.   (Again these numbers do not include cleaning, tax and any insurance) 

As other areas the prices have increased but fortunately can still cash flow nicely.

@John Morgan so you PM charges you the travel agent commission along with their %?

We do not charge cc fees to the owner and do not nickel and dime our owners.  We treat each property as our own investment to optimize the returns of the owner.  Our % depends upon the property but I can state it would be in the area of 20 to 22%.   We have just opened a coffee shop right across the street from the entrance to Stonebridge.  Our goal with this company investment is to reach out to those guests that are staying in Stonebridge that return back.  We are officially opening tomorrow and today (I am here now) we received our first guest walk in who is staying at Stonebridge.  We of course took their info and they said they will book with us next time for their frequent returns.  

What is the $750 travel against commissions charge?

@Ryan Moyer  The $50K to $75K is not for the Rocky Shores development.  For the Rocky Shores area we are expecting the year to bring in around $100K+.   This is a new area and does not have the experience or history.  We are basing this $100K for an area called Branson Cove that is close by that is yielding higher results.

@John Morgan Curious what your 2022 closed out for just nightly revenue.   I can DM if you would like.  We have a 2 bedroom located on Bells in Stonebridge that brought the owner (after management fees) an average of $1800 a month for 2022.
