I have invested and also been a short term property manager (Rent Branson)  in the Branson -Lake Tablerock area since 2005.  I also live most of the year in Ridgedale Mo (near Big Cedar).  There is a development that is being redone and the price point is low.  In my opinion this area is priced low and after improvements values will go up.  Look at Ozark Mointain Resort in Kimberling CIty. I have ran numbers and would be happy to share them.  Don’t use Airdna for our area as there data is very skewed and in accurate for our marketplace.

I am with @John Underwood on no condo's but this looks a lot like a Sunriver (Oregon).

Lot's of cabins of various sizes nestled in the woods. Looks like it will have good amenities.

Do you know (or @Valerie Budd) when completion for the main amenities will be completed? How about time to complete on the cabins themselves?

Is the developer offering financing? Maybe delayed mortgages based on completion time?


 Phase 1 will be done by end of November so that the owners can take advantage of the tax benefits for 2024 and rent in December.

3) I'd open up a convo with a few local hosts and see what their experiences have been and chat with them about their journey. Ask them what has brought them success, what works and what doesn't, etc. Most markets will have some sort of local STR host group on Facebook you can join, or I would even do a quick search via Airbnb and find a host that way and message them and ask them to lunch or coffee to pick their brain. Chatting with local hosts will do wonders in terms of advice and insights.

The filing for the county is a COA not HOA which is very confusing for owners and investors.

I'm a property manager and an investor in the Branson area since 2005 I know that development very well- it's definitely not a condo. It's a standalone cabin. The investors that are buying into this development are very quality high and once the builder is out and the homeowners over the HOA, it will be a really well run system. This development is going to be very unique to the Branson area as it is going to be spread out much more of a Big Cedar type feel. We are expecting even more visitors to our area due to the fully booked for the 2025 season of the new Thunderidge Amphitheater as well as more gold courses. I'd be happy to visit with you more detail.

@Jon Martin  there is a newish extension that allows viewers to see where else a property is listed in you are looking at a property.  Similar concept to Honey.  If you have this extension when you are searching for a property in Airbnb or Vrbo it will pop up and tell you where to get the property cheaper. This extension has started in Europe and is making its way to the states.  I have used it several times.  It is called Directo (getDirecto - yellow and black logo).  Hope our stateside guests start using it.

@Lisa Lister Thank you for posting this information.  You are with a great brokerage too!   

@Ryan Moyer we manage many of the lakefront properties you reference and we are hitting the numbers you reference.  

@John Morgan we manage several cabins in Stonebridge and do not charge the amount you are paying now.  Please feel free to DM direct for details.   

We are very excited to see the continual growth of FPG (future paying guests) to visit our area as our area's attractions increases.  I have heard Silver Dollar City is going to be expanding.  Also, once the roads are completed the new amphitheater is sure to bring in many big names to our area.

@Bern Hiebert. Table Rock Lake marketplace is incredible. I have been investing in STR's since 2005 in this Branson/Ozark area. I opened a PM company at that time as well and now we manage over 250 properties in the Lake Tablerock area.

Some years back I purchased a smaller resort/community that had 7 stand alone STRS on 40 acres.  We built a private residence for myself and husband to live.  I love hospitality but I have to admit after living their for 2 plus years we became tired of always playing host to everyone. 

Guests would constantly stop us whatever we were doing, as did our employees.  
Since then, we did move to another property about 5 miles away and put our prior residency home into the STR fleet.  

You will love living in the area as it is beautiful and growing quite a bit.  Once the road expansion is complete for the the new amphitheater the calendar should be released of events.  I hear some impressive names are coming to our area.   Also, SDC (Silver Dollar City) is going to be increasing their footprint.

I would also reach out to the property managers that are managing similar homes in your area.  I know our owners ask us to let them know if we hear of any properties that may be available as they want to increase their fleet.   We also get investors that call us a lot asking us questions about the market place.

I am a property manager and we do this all the time. That is one of the benefits of working with us. Simply ask your PM and explain you want photos and updates.
