Hey all, I am currently building Metalist, which is essentially a tool to build board style websites. I am curious to see if any of you are interested in hosting a property listing, and if so, what should be the ideal features you would like to use?
For instance, Map view, multiple roles for admin users, paywall for creating new postings, etc

I am willing to give some people free access until we do the final launch, which will probably be in 2 or 3 months

No specific agency, I am actually building a scheduling software aimed at real estate agents and I wanted to know if people had developed processes for arranging and allocating meetings. i.e: grouping showings on the same day to avoid traveling. Hi all! I wonder what kind of meetings are needed to run a successful agency, how much do you spend in meetings and how you allocate days of the week to run different type of meetings.  I am curious if people, for instance,  only show a property on given day/days of the week to avoid constant travelling, allocate all zoom/virtual meetings together to reduce context switching, etc. 
Any input is appreciated! Thanks!

Have been reading the forums for a while and I came across some posts of people trying to figure it out how to handle showings and problems associated with it. I was interested because I think I might help by building something that could free-up people's time and improve manual workflows, but I wanted to first define if it would be worth to build it and make better sense of it. So far, these are some of the problems associated with showings that I have recognized and I could improve. I have also thought on ideas related to open houses but I prefer to leave them for another post.

1:1 Showing Problems

1) Problem: Lot of applications but few of them qualify landlord's criteria.  
Solution: Pre Screening form, usually with google forms.

2) Problem: Finding the right spot to schedule the 1:1. 
Solution: Group same house showings in the same day/same few days (*)

3) Problem: Last time cancellations.
Solution: Ask for explicit confirmation. Usually calling the potential renter 1hr before

I could put a solution to automate and integrate all of this, so we would have automatic filtering of candidates, if he qualifies, he could pick a meeting on your available spots (something similar to what calendly does), and the system could require for the candidate to confirm assistance. 

May I ask you how much time it takes to  you to go through all of this steps (reviewing forms, scheduling showings, calling people for confirmations) and if you consider that it takes considerable time off your day?

Answering those questions and sharing anything else that you find relevant will help me understand better what you need and how I could help :)

Hi all! Let's suppose we had a platform for sending automatic SMS, scheduled calls, voicemails, or regular emails, so i wanted to ask you how you will be use this kind of platform. I.E: send payment reminders to tenants 1 day before due date, send contracts, work orders notifications, what else?
Also, what features would you love to have? Perhaps a tenant portal, to easily communicate with them? Messages, contracts templates?
I am a biased towards communication with tenants because i am a little bit new into this, but also would love to hear other perspectives as well.

Do you actually use a platform to handle this kind of communication? What would you consider the main pain points of using it?

Yes crime is something I look at.

But understand, I'm not looking to take the time to be a test user, or collaborate with you on this project as a web site idea man though.

If this makes it big, maybe you can be rich like the AirBnB guy.

Yeah, there are some crime stats API available out there, so i will add it to the list of next features. Is this information that you usually look for when buying a property? Glad to hear from you !

What do you think to have a kind of "index" customized by what do you want, like crime score, walk score, nearby hospitals or museums, or whatever you can find in Google Places?

And my last question will be... if all of these features were implemented, would you use it? No worries, i am not going to feel bad if you give negative feedback, i am just trying to come up with something that people wants to use.

Hi! I am trying to come up with a solution for real estate investors and i would like to gather helpful feedback about features and what i am thinking. 

Basically, my first proof of concept consists in a geographical search where, after completed, will give you a couple of insights about the area where you looked for. For now, i am just looking for hospitals, schools, parks, bars and what i called "other places of interest". Then i am planning to connect to Zillow APIs to gather information about selling and rental prices along with its historical values.

Do you find this idea somehow useful and would like to use it when it reaches feature completion? What other "facts" do you use to find appropriate investments? Any comment will be helpful, so i will be glad to hear from of all you :)

Hi! I am a software developer from Argentina trying to learn about real estate investing. At some point in the past, i analyzed investing in US but due to our local regulations i took a step back. I am now here again looking for investing tips, but this time is because i am trying to build a platform to automate real estate investment advices, so hope that this forum will give me much more info that i will need :)
