There are a lot os strategies for that prkce range. You heard the others. Personally, I am of the strategy of investing in lower income, safe working class neighborhoods, majority of which tend to be in aftican american communities. This works for me and other investors as many times, like me, they grew up and come from these neighborhoods and can spot a gem easily. Check my profile out to join our 1500 active group that focuses on this niche alone with a LOT of success. And ask this same wuestio  there - since its focused, you tend to get cmplementing answers sinfe we are all investing in the same asset class for the same goals.

This isn't for everyone, but isn't it great to go back to your own community in ways and help clean it up? That's whats so great - we should be cleaning them up, not anyone else, AND without wanting to gentrify the area and push them out.

yes, people that I work with do (They live in NY, DC, CA etc). You dont just throw a dart on the board, though,  we leverage a number of factors specific to you, so that you can find an out of market property you are comfortable with (where you're located, how far you're willing to travel, and finding out what assets you can leverage on the ground). This would be a great question to post in the mastermind group for low income invstors (1200 active members - see my profile for details). Good luck to you!!!

I love this!!! To all the investors out there, its Rejuvenation in these neighborhoods, Not Gentrification. One denotes respect for the inhabitants, the other disdain.

And,I love your thought leadership in these communities.

Every time I saw someone post on BP, "You can't find lending on Sub30k properties," I just shook my head because we told people (myself and the sub30k mastermind group - we have a group of thought leaders in there) a million times how to do it. It's interesting these threads are starting up now. Im glad people aren't so "appalled" anymore (from the dozens and dozens of articles and comments seen on here). 

No lower rates, maybe a shorter term (i.e. 20 yr vs 30 yr), but nope, no rate increase at all for this price range, or fee increases, are necessary for this price range at all.

Outside of Baltimore (Finally got rid of Cbrowne Property. Im not messy so wont be doing this publicly, so PM me if you want to know why), I HAVE a dream at my other properties. Communicates quickly, has explanations why the money is late, and generally treats my home and tenants with respect. Quick to call back, and knows how to properly handle evictions and emergencies without needing me in any way. That's my dream pm, which i have, outside of Baltimore. You guys?

Personally, I dont think this market is good for everyone. If you're uncomfortable being in low income minority areas, or dealing with different people from different lower class demographic, you can make things worse. People pick up on the fact that you're uncomfortable for those reasons, and it get's their back up. At least, it gets my back. But, yes, it can work. Just dont think they're all the same. The trick is learning the nuances of each.
