Do you have a PM in place? I would assume IF they are familiar with the process of value add they would have it down to a science. If they do not offer this service, I would look at another PM. 

If you do NOT have a PM and plan to self manage, I really don't have the answer for you. One thing I can recommend is do a search for these discount appliance stores. 

There was one place in brooklyn who had no display/showroom. They would tell you to go to PC Richards and call them with a model number for a price. Perhaps this could help with pricing and timing of delivery. No need for 43 stoves in the parking lot day 1.

@Zac Luckey do a search on BP for meetups. Even if they are not comercial focused there is a good chance someone there has comercial RE investments.

Hands down The Best Ever Apartment Syndication Book. Right now it’s lower than normal at amazon. Also I recommend the kindle version, offers free audio version as well.

It’s more like a business model on how to build a company that specializes in this.

I truly think leases unless with a company (think Starbucks or something) really do not help the landlord. What I do is have a new tenant (residential in this example) sign a new 12-month lease. After that, if they go month to month it's fine if they wish to renew, great. 

My thinking is this, if you have 10 months left on a lease and the tenant says I will be leaving at the end of the month, will you sue them? Unless you have an attorney on the payroll I'm not going to sue. I prefer the tenant to leave without problems, give me the keys and leave the apartment in good condition. Vs the contra to that, they get mad and say "now you can evict me". Most responsible people will not want an eviction on their permanent record, but better safe than sorry. 

BUT, on the flip side of this coin, it does suck to have a tenant leave during the "slow" period. You may be forced with a vacant apartment for a longer time period. I'm experiencing that right now, not fun.

@Andrew Day I have not taken courses but I would recommend you check out Joe Fairless and Theo Hick's Best Ever Apartment Syndication Book . 

Little tip, get the kindle version. It includes the audiable for free.

  Probably because the more "sophisticated" institutional investors will demand a lot more. If one investor could drop 100m on a deal they have the weight to add stipulations or amendments to the syndication deal vs a Mom & Pop with $50k to invest.

  I also think a lot of people like to "portray" that they have access to this institutional cash flow but do not. But overall your assumptions are what I think as well, they may not really have the access or if they do, the cost to have them play is greater.

I just deposit the SD in a bank’s escrow account that earns interest. I forget the form # but that fulfills my obligation in NJ.
