Post: Canceling a lease before tenant's move-in date

Tenant has been making small payments towards the total move-in costs.  We are one day before move-in, and tenant is 40% short. 

Already questioning my judgment and wondering ... if the total move-in costs are not fully paid by the move-in date ... do I have the option of canceling the lease (as oppose to giving tenant a few move days to complete  the payment)?

Property is in Phoenix AZ.

Thoughts?

Looking for advice on how to collect a large move-in sum and then monthly lease payment, considering each method has its limitations and restrictions. For example, Zelle has a daily limit of $2,500, AFAIK.

Thoughts?

Thanks @Amelia G. You bring up very good points!   WRT tax returns, it's just as easy to fake them.

Tenant applied with 1099-MISC (on his personal name), showing rather large income from a dominant online platform, yet is virtually non existent in web searches.

How can I verify authenticity and accuracy?

Do you charge a rental application fee?  If yes, then:

1. How do you determine the $$ fee? ... is it per family, per adult, other?

2. What do you include with the fee? (e.g. background check, credit report, etc.)

3. How do you collect the fee?

I am closing on a rental SFR and have expenses and closing costs.

Will not have any income on this property, for 2020.

Will closing costs, repairs, and all other expenses allowed as deductible on my tax return for 2020?

 It is not uncommon for a seller to want to remain in the house after closing, often times they are needing to fill a gap between moving into their next house. I bought a house from a couple that requested we let them stay another month after closing. However, everything was in writing. If the seller is popping this on you right before closing, it should not be binding. Also, you should be entitled to some sort of rent-back for the week the seller plans to stay. Which is probably why they are offering the photos in exchange. Doesn't sound like they had all their ducks in a row..

I am closing soon on a property, sellers have odd demands, and I am seeking your advice on:

1) Seller is requesting to close on time but remain in the property for another 5-7 days

2) If I agree to their request, sellers will allow me to use their property Zillow/MLS photos. My RE agent is telling me that if I do not accept their proposal, I will have to spend money to take photos of the property before putting it on the MLS/Zillow

It seems that estimating rental income requires time and effort, which is not scalable when looking and assessing as many as 10+ properties each day.

I tried Rentometer.com but had many attempts resulting in missing data when I knew for a fact that the data exists publicly.

Are there truly no scalable solutions out there?
