My understanding is that the tanks themselves may not be a sizeable risk / cost, but the leach (drain) fields are.

Looking to invest in a unique luxury home on a 1.0 acre lot, as rental.  It is in a unique neighborhood of similar homes/lots, all in a central location in a city.

This home has a septic tank. Potential problem or not?

Hello seasoned investors and landlords!

I was building my portfolio of rentals (SFRs) when the mad run for RE made it difficult to justify the rapidly increasing prices. It has been 7-8 months since my last acquisition and my finger begins to twitch. 

Some would say you can't time the market, others would say why care if it cashflows, the other others would say the current market fundamentals have nothing in common with the market fundamentals of the early to mid 2000's.

What would you say?  

Buy now?   Wait to buy the dip?   Sell and wait?   Don't overthink it - roll the dice?

Hello everyone!

I am looking into "The Woodlands" in Houston, to expand my rental portfolio of SFRs. It will be my first in TX.

Although RE values are relatively low and rent is decent, the RE taxes seem to make everything that I looked at - no go.

Very interested in knowing what was/is your experience in this market and locale, and am open to any and all suggestions, including other communities or even states, if you don't think much of TX.

After some back and forth, tenant wired the remaining funds, shared proof of renter's insurance policy, and is handing over 11 post dated rent checks.

Appreciate everyone's feedback.

Tenant explained his bank limits his Zelle payments to $2k/day, which I was not made aware of.

What other forms of payment have you had good experience with?

@John Underwood , I like "It says deposits are not refundable if they don't pay move in money". I'll be sure to add that in the future.

Hi @Suzanne Player,

The lease is a standard AZ Association of Realtors (through broker).

Tenant is not getting keys / not moving-in without fully paying the full move-in costs. 

Credit score 800+ (through ***********). Did not see the full report.

Hypothetically, it is still possible tenant pays the remaining balance tomorrow, in which case - tenant would get the keys. However, I wonder if I should allow it as I may be setting myself up to trouble.
