I am working on a new deal for a buy and hold.  The estimated cap rate is 9.7%.  Using the 1% rule it comes in at .96%.  The cash on cash return is 22%.  Its an owner financed deal which is the only thing getting my attention.  The house is a zero lot line ( half a duplex).  The entire street is all duplexes so I do not see big appreciation growth in the near future or rent rates going up much.  I just wanted to get other investor opinions on this deal.  Any thoughts??

   Back in the early 2000's getting a loan was really easy.  I pulled equity from properties.  Just this year I was able to get an unsecured line of credit that is not tied to a property.  That why its called unsecured.  

  My plan is to refi the new property in 3-12 months, pull out all of the money from the purchase, pay off the line of credit, then use that line of credit to do it again.
