I need advice on a new deal I am working on.

I am working on a new deal for a buy and hold.  The estimated cap rate is 9.7%.  Using the 1% rule it comes in at .96%.  The cash on cash return is 22%.  Its an owner financed deal which is the only thing getting my attention.  The house is a zero lot line ( half a duplex).  The entire street is all duplexes so I do not see big appreciation growth in the near future or rent rates going up much.  I just wanted to get other investor opinions on this deal.  Any thoughts??
