Does anyone know of an insurance company that does portfolio policies in Nashville, TN or Detroit, MI?  One policy that covers several properties?

How do I research a private lender to see if they are reputable and legit?

How do I find out what the going rate for a possible rental I many buy?  The listings say "currently rented below market rate".

I am also looking for a low to no downpayment loan so I can use my money for a rehab to get instant equity.  I hear about investors getting a deal like this all of the time.

  A friend  was being foreclosed on, the bank was missing a document, they got to keep the house for free.  Is that the "note" that proves someone has a mortgage?
