Are you doing the front and back closing with the same title company? If so, there are some that don't require trans funding, so long you are closing both front and back with them.

Hey @Saul Urena,

Check out liveplan.com, I've used it in the past for more traditional business plans. It really walks you through step by step and allows you to easily modify and create milestones for the future.

A lot of the financial part is aligned with your personal goals. Start with your goal for 5 years from now. Ask yourself - what are my income goals, what is your WHY, at what point should I reach them, etc. Once you know what you want in 5 years, now it's a division game understanding what you need to accomplish in year 3, year 2, this year, this quarter, month, week, day.

Typically when you finally chisel down to what you need to be doing today, it's a reality check and you'll want to get on your horse!

Does the wall "need" to be replaced or can it just be removed? A lot of times being creative with the grade and plantings will suffice. How far away from the wall are the houses?

If the wall is close to his house, it seems like it would be in the neighbors best interest to replace the wall and maintain the integrity of his foundation and the erosion of his property. If the wall requires geogrid, I'm assuming it will be at least 3' above grade? When calculating your estimate, check your local building codes and verify you won't need a fence or railing on top of the wall.

What caused the wall to fail? Who originally built the wall?

Have you considered doing the projects yourself?

Have you connected with contractors in your area that do rehabs? They generally look at the numbers and spread much different than a typical investor.
