Give Fast Track Remodeling a call (832-742-9992).  They use satellite technology to estimate a roof and can get you a quote quick.  I have hired them multiple times in the past (not affiliated).  I have found their pricing to be very competitive.

Split the difference of what..... the 230k and the 60k she owes?  If I'm looking at this correctly - if you sell for 230k put 20k into it - you would split the difference of 210k and 60k - leaving you with 75k each.  If you run the 70% rule on the 230k less 20k for repairs, she would net an additional 6k and could walk today without having to worry about who you are and whether you are going to perform or not.  

I would be a little alarmed if a seller proposed that to me - concerned there is an ulterior motive.  As @Matt Motil said, get everything in writing.  I think it gets hard when you lead the project and she argues over the tile color, etc.  Even if it's all in writing, tensions can get high when it's someones home.  Sometimes it's just not worth the aggravation.  

If you do pursue it, I would have a title search done so you aren't wasting your time if there is a ghost in the closet.

Hey Kim, technically the EM in the TREC does go to the title company BUT if it's a wholesale deal I require it be paid to my company. We have been tugged around too many times by buyers that drag their feet. Luckily we have never lost a deal to it, but they don't seem to play games once they hand you a Non-Refundable EM check. I prefer certified funds. Just so it's clear to all parties, add a statement under Special Provisions "Buyer and Seller agree the Earnest Money is made payable to Company, LLC and is Non-Refundable".

If you do have the buyer deposit the EM with the title company and they default, both parties have to agree and sign a release in order for that money to go to you.  If they make a check out to your company, it's yours no questions asked.  I had a deal last year where we put 1k EM down but the seller couldn't produce clear title - she refused to sign the release.... We still have 1k sitting in the title company's bank account.  Eventually it goes back to the state.
