Welcome Monique Reuben! Glad to have ya. We have the same business model. Wholesale for capital build, up then flip, then buy and hold for cash flow. I'm there with of buddy. I doing just that in South Philadelphia. If you have any questions about wholesaling just ask, I'll do what I can to answer.

Good Morning Shirley Dufrenne! Beautiful day today. But yeah so connectedinvestors.com seems cool but its almost the same thing as BP. BP has a market place and all that jazz too.

What goals are you trying to achieve by using that site? I wholesale properties in South Philadelphia. What would you like to know about wholesaling?

Terry H. Hey buddy,

Its not a must but it helps. I currently have it and I'm an agent full time.

However, don't make the same mistake I made: I THOUGHT YOU HAD TO HAVE A LICENSE TO BE AN INVESTOR! Wroooong!

You can be an investor without ever getting your license.

However I think everyone should get. Its a lot of money up front, like $1,500 for classes, license, MLS, Associations, desk fee, etc.

You have to disclose that you are an agent anytime you have equity in a deal. So when i wholesale a property, then I have to tell them that I am an agent but it works out for me because once the house is repaired and fixed. The the investor comes back to me to list the property. Boom! lol

Yeah Denzel Hamilton I agree with Graham Glover. Definitely forgo the painting of your car and go for the magnets instead. This way once the money start coming in and you upgrade your vehicles, you can just take the magnet of one and place it on another.

Denzel Hamilton Hey buddy, I'm in Philly too. Try getting a Google Voice number and using that on your bandit signs. That works also.

Another thing to do is find out what spots or restaurants are really popular for you target market and leave a stack of your business cards if its ok with the owners. Barbershops, hair saloons, and gas stations bring me deals day in and day out buddy, and especially in Philly.

I'd love to network with any investors in Philly to keep in touch man. There aren't that many around my age. We gotta stay strong!
