I would recommend keep contributing to your IRA/401K if it is being matched.

They have special programs where you can liquidate (self-directed ira) and put the money into real estate (or any business) tax free and penalty free.

Just do your research and find company that specializes in this (self-directed ira), then when you want to move the funds from the IRA to the real estate it should be some what easy.

This is what my father did 5 years ago, with a company out of SF, I believe there name is: Pension Transfers Trust.

I would recommend a mentor or doing JV with an experienced investor.

Buy & Hold: Like everything in life it is what you put in, if you go in knowing its going to be a headache it will be. The only people that complain about renting and leasing are individuals that do not take them to screen their residents.

Flips: First off the TV shows are not real, so I would based your decisions of that. And if you do not know a lot about reno's/construction I really would hold off, or do a JV with someone experienced.

Whatever you do I just would go all in and do not got half way. Just choose what you like best and run with it.

Would recommend discussing with an lawyer to figure out the legalities in your area. To make sure your going about the process in the right way.

Sounds like you make have to go through the eviction process, or attempt to do cash for keys.

Unless you have direct contact at the banks/mortgage companies, it will be pretty hard, based on my experience.
