Does anyone know about this program?  The program costs 500 dollars, and claims to train you in investing in commercial properties and then mentor you for 4 sessions.

When you say passive investment, do you mean you want to be a limited partner, and take a part of the profits when the property is sold?  If so, I'd like to talk to you.  I"m looking for investors in my syndication projects.

Josh,  

Reputation and ability to close and get deals done is important.  I have zero experience in this arena. So does one go about finding an extraordinary deal with the right numbers, and then present to the investors?  Partnering seems like the best way for a new investor.

Am I correct in assuming that if one is able to successfully syndicate a small deal (say 10-20 units), turnaround operations and bring decent returns to investors more investment is sure to follow for larger apartment deals(100-200 units)?  I am just trying to understand how one can pyramid there money into bigger and bigger deals.
