Hopefully, you purchased at a low enough price that you can stand the low cashflow for the time being.  This may be a blessing in disguise.

Why did you not inspect the property personally?  For the due diligence, why didn't you ask for bank statements to confirm that rent was being paid as stated?  The rent roll tells you nothing concrete.  

Do you have anything in your purchase agreement about fraudulent documents?

Ariel,

You other avenue is to syndicate the deal.  Find some private investors, but with such a small deal it may not be worth it since you have do get a SEC documents together, and that could cost you 10 to 15 K alone.
