A Successful 1st Deal with bring more investors in? Syndication?
Am I correct in assuming that if one is able to successfully syndicate a small deal (say 10-20 units), turnaround operations and bring decent returns to investors more investment is sure to follow for larger apartment deals(100-200 units)? I am just trying to understand how one can pyramid there money into bigger and bigger deals.

I think you are on the right track. Find successful sydicators in Phx and find ways to add value to them. Raising capital for their deals or finding deals, especially off market and negotiating a piece of the GP are two good ways. Leverage their experience, do big deals faster and learn while you learn. Start finding local MF meetup groups in area and network. Consider hiring a MF coach if you want to accelerate your growth.
