Adjust the deductible, clarify the lease and move on. At least they're out so you don't have to fight that battle. Clean it up and get it rented.

Part of it will depend on what is expected in your local market. You'll want to maintain as few appliances as possible, but not at the expense of extended vacancy.

If you follow all state laws and stick to your lease you should be fine. I would't get involved, that could get ugly.

Hard to enforce anything on a verbal lease. In our lease we have tenants maintain all that sort of stuff. However, during inspections, we'll check and change batteries or filters as needed - the costs are minimal and the protection is great.

It sounds like you need an applicant scoring system. We use this EVERY. Day.

It's great, you just fill out the fields and it will give you a score. Anything above or below a certain score you can either approve or deny. Or we will ask for a double deposit if they fall into a certain category.

Here is some of the criteria we look at, hope it helps!

We rent to a lot of people who have foreclosures, and we look for them to make 2.5x rent. Where they make 3x (5x combined) I don't anticipate that ability to pay rent would be an issue.

You have an uncooperative tenant, with attitude, who is proving to be a rule breaker. You need to address this by being swift, firm, fair, and polite. Exercise a little flexibility if the situation warrants. You may be able to turn this around, maybe not. Review the terms of the rental agreement and see if the terms and consequences are clear. If not, edit it. Good luck!

I'd allow them, but be sure to collect an additional pet deposit, and "pet rent" or equivalent increase in rent.

Tenants who want pets are going to bring them on your property anyway... might as well collect some money for it.

Additionally, there are many tenants, who when they find out a property is not pet friendly side step you and get a service animal.

Therefor you need to get rid of the month-to-month lease and move into that unit as the other lease is not up unit April.

Give the month-to-month lease a notice that your are terminating the lease and they have 30 days to move.

Also, we try and get new tenants to sign a new lease with us if possible. That way we know what the agreement is, instead of using an unfamiliar lease agreement.
