I recently found out about this myself and plan on switching out the locks for this kwiset lock. I already spoke with the PM company and apparently they had already planned on using this themselves. Not sure if they were going to contact owners or what that meant. But I informed them that it was something I was looking into to save the cost of a locksmith at every turnover.

Aside from the upfront cost to switch them out, this seems to be a better method for rekeying. Plus, the kwiset web site touts this as not pick-able. And Home Depot said that I could come in to get used keys to do the rekey. I was confused how that worked and they were very good as explaining the re-key.

It can be. A larger home can have as many as 5 doors. They save money in the long term, but we have quite a bit less turnover in larger homes too.

Just preference.

Never heard of anyone trying to advertise a place without the address...

Probably pretty hard to do.

And not very helpful for prospective tenants...

My advice is to advertise WITH the address.

We use smart locks a lot. I would say it depends on your area and what your comfortable with.

We usually only use them on apartments or units that have just one or two doors. For larger homes where there are several doors we do a full re-key.

Get documentation from the plumber saying it was not faulty plumbing and take that to the tenant. Tack the charges onto their ledger.

They should pay for it.

In the future, break the toilet. We do this every time this issue comes up. I've seen some weird stuff, credit cards, etc... haha

But as long as you get documentation from the plumber you should be fine. That takes the pressure off of you, because you have a 3rd party licensed professional saying that it was not faulty plumbing. You have to rely on what they say, because they are the professional.

As far as dishwashers go we only supply them in the better neighborhoods we have properties in where we feel the tenants have more of a likelihood to use them responsibly.

This is exactly what we do. 

I think this answer depends a lot on your local market and what is expected. 

In our area, most rentals do not include a washer/dryer but always include a fridge and stove - so that is what we do

The less you have to maintain the better.

Document everything. 

If the female tenant is feeling harassed, she will need to call the police, then you can collect the report from them.

Even though the older gentleman may pay on time, if he is chasing off the other tenants then it could cost you money in the long term - not to mention be a headache with dealing with complaints all the time.

Perhaps the best thing to do would be to let his lease end and not renew...
